The City delivers more than $1.75 billion in building construction in 2022


City building for current and future generations! The City of Vaughan’s Planning and Growth Management portfolio helps guide the growth and development of Vaughan’s communities. In the last year alone, the City continued to see high construction values and demand for potential developments. 

Here is an overview of 2022 city-building statistics. 

PLANNING, BUILDING AND ENGINEERING

Since 2010, more than $17.3 billion in building permits have been issued by the City$1.75 billion in building construction value was achieved in 2022. This represents a significant investment into the community. The high values also prove last year’s economic challenges (including supply chain issues, higher inflation and a global pandemic) did not slow progress down in Vaughan. 

Of the 2022 total, more than $862 million accounts for the construction value of residential developments. Commercial projects make up more than $162 million, more than $556 million is from industrial developments, institutional projects add up to more than $66 million and the outstanding $105 million is a result of other developments throughout the city. 

The City performed 47,988 inspection processes in 2022, which well exceeds the number of inspection processes over the last five years during that same period of time. 

The City continues to evolve its city-building processes to offer a more streamlined, user-friendly experience online. Via Service Vaughan, individuals can conveniently apply for, submit, track and pay for permits, all at the click of a button. As well, a variety of building, grading and engineering permits are available, including infrastructure engineering drawing requests, pool inspection requests, pool permit renewals, development permits, grading permits and more. Residents can also request a copy of their home survey, apply for a permit to construct a deck, shed, sunroom or pool, and use the online development charge estimator tool before signing a new lease. New to Service Vaughan is a fully paperless development planning process! This new upgrade enables citizens and industry professionals to electronically submit development applications (including for Pre-Application Consultation, Official Plan Amendment, Zoning By-law Amendment, Site Development, Part Lot Control, Interim Control, Draft Plan of Subdivision, Draft Plan of Standard Condominium, and Common Element/Vacant Land Condominium), application-related information and drawings virtually with a secure login. 

Several projects are underway that will guide development for intensification areas, such as the Weston 7 Secondary and Transportation Master Plans, Vaughan Transportation Plan, Vaughan Official Plan Review and more. 

VAUGHAN METROPOLITAN CENTRE

The Vaughan Metropolitan Centre (VMC) is the largest and most ambitious project in the City’s history – and it continues to transform. The City is committed to ensuring that the downtown is developed as a complete and balanced community with high-density mixed uses that are transit-supportive and pedestrian-friendly, in addition to offering a vibrant sense of place and high-quality of life with environmentally sustainable design approaches.                                                                      

Vaughan’s emerging downtown core also continues to attract significant residential investment opportunities. To date, more than 31,918 residents in more than 16,120 units (Council-approved applications) are moving into the VMC. An additional 39,300 residents and 19,800 units are anticipated to occupy the VMC through future development opportunities currently under review.  

Eight residential towers currently occupy the downtown core, resulting in an estimated 7,700 people who call the VMC home as of 2023. In total, City staff continue to to work on  on 30 active development files that have been received since January 2021. In addition to updating to the VMC Secondary Plan Review and VMC Transporation Master Plan, the City has initiated a Transportation Master Plan, a Parks and Wayfinding Master Plan, a VMC Parking Strategy and completed two road environmental assessment studies to build on and advance existing VMC cycling and pedestrian plans and policies.
