Consent is being requested to sever a parcel of land for residential purposes approximately 2.357 hectares (23,570 square metres), with frontage along McNaughton Road, to facilitate the Chelsea Eagle Point Development project (“CEPD”) as proposed through related development applications OP.21.010, Z.21.014 and DA.22.075. The retained parcel has frontage onto Dufferin Street and is approximately 88.759 hectares (887,590 square metres). The retained lands will continue to be used as part of the existing Eagles Nest Golf Club. 

Consent is being requested to sever a parcel of land for employment purposes, approximately 750.00 square metres (0.075 hectares), as a lot addition, to be merged on title with the abutting lands to the north (municipally known as 6701 Hwy 7). The retained lands have frontage along Hwy 50 and are approximately 109,550.00 square metres. 

Consent is being requested to sever a parcel of land for employment purposes, approximately 9,300 square metres, as a lot addition, to be merged on title with the abutting lands to the east (municipally known as 850 Gibraltar Road). The retained lands have frontage along Hwy 50 & Hwy 7 and are approximately 123,130 square metres. 

Relief from the Zoning By-law is being requested to permit an existing covered porch, landscape areas and cobblestone parking area onsite. Relief is also required to facilitate related Site Plan Application DA.20.040. 

Relief from the Zoning By-law is being requested to permit a proposed sunroom addition. 

Relief from the Zoning By-law is being requested to permit a proposed cabana, the location of ground mounted pool equipment and reduced landscaping requirements in the rear yard. 

Relief from the Zoning By-law is being requested to permit reduced parking space length for parking spaces located within the underground garage, as shown on the plans submitted with application.   

Relief is also being requested to permit the location of the building and Public Art structure to be located outside of the building envelope as shown on Schedule E-1376A of Exception 9(1248). The related Site Plan DA.18.050 has been approved and executed. 

Relief from the Zoning By-law is being requested to permit the location of an entrance to secondary suite located in the southerly side yard. 

Relief from the Zoning By-law is being requested to permit an existing gazebo (constructed over hot tub) and two existing sheds on the subject land.  

Relief from the Zoning By-law is being requested to permit proposed second floor addition over an existing warehouse to accommodate the storage/warehousing. The proposed addition will require variances to reduce parking space requirements onsite.
